We Have Certified Residential Real Estate Appraisal Licenses
There are many types of appraisers out there. Before selecting a home appraiser, be certain of the different types of real estate appraiser licenses. You want to make sure the chosen appraiser is certified for the type of appraising service needed.
California has 4 levels of licensure: AT - Trainee License, AL - Residential License, AR - Certified Residential License, and AG - Certified General License.
The AT - Trainee License only requires a minimum of 90 hours of appraisal related education covering the specific topics required by the Appraiser Qualifications Board (AQB), and at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). Those with a Trainee License must work under the technical supervision of a licensed appraiser. They may also assist on any appraisal within the scope of practice of the supervising appraiser.
The AL - Residential License also requires a minimum of 90 hours of appraisal related education covering the specific topics required by the Appraiser Qualifications Board (AQB), at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP), and a minimum of 2,000 hours of acceptable appraisal experience. Those with a Residential License may conduct an appraisal for a non-complex 1-to-4 unit residential property up to a transaction value of $1 million, and an appraisal for a complex 1-to-4 unit residential and all non-residential property up to a transaction value of $250,000.
The AR - Certified Residential License requires a minimum of 120 hours of appraisal related education covering the specific topics required by the Appraiser Qualifications Board (AQB), at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP), and a minimum of 2,500 hours and two and one-half years of acceptable appraisal experience. Those with a Certified Residential License may appraise all 1-to-4 unit residential property without regard to complexity or value, and non-residential property up to a transaction value of $250,000.
The AG - Certified General License requires a minimum of 180 hours of appraisal related education covering the specific topics required by Appraiser Qualifications Board (AQB), at least 15 hours on Uniform Standards of Professional Appraisal Practice (USPAP), and a minimum of 3,000 hours and two and one-half years of acceptable appraisal experience with at least 1,500 hours of the experience must be non-residential properties. Those with a Certified General License may appraise all types of real estate whether residential or commercial.
